DENVER WEST
An 11 acre development located in Ft. Collins, Colorado. Two free-standing shops buildings were demolished and a new free-standing Walgreens was constructed in their place. A complete renovation was also performed on the remaining 61,754 sf of inline shops in the center.
DRAKE CROSSING
Redevelopment a vacant drive in movie theater into shopping center anchored by Kohl’s and Hy-Vee Grocery located in Grand Island, Nebraska. The center includes TJ Maxx, Starbucks, Aspen Dental and Texas Roadhouse among others.
GRAND CORNERS
Assemblageand re-development of three blighted homes on northeast corner of 4th Avenueand Bromley Lane in Brighton, Colorado into a JPMorgan Chase Bank branch.
4TH & BROMELY
A 10 acre mixed-use development including a Walgreens, gas station, medical office, bank and retail shops.
SOUTH DENVER PLAZA
Previously ablighted building with substantial asbestos mitigation issues, this Walgreensbrought relief to a neighborhood that the City of Denver considered to be a“food desert”, bringing healthy food choices to customers that otherwise hadlittle or no access to grocery stores.

Development of two adjoining single family homes into 12 single family attached townhomes. The site was selected due to its strategic location across the street from Swedish Hospital’s main entrance to the north and 100,000SF of medical office with first floor retail to the east.

MorningStar at Holly Park is planned as a best-in-class senior living community, designed specifically to care for aging residents ranging from independent to those needing assistance with activities of daily living. The Community is located in Centennial, Colorado on Arapahoe Road, two miles west of Denver’s major highway, I-25. MorningStar at Holly Park is includes a 160-unit, 184,000-square foot community comprised of 85 independent living rental suites, 50 assisted living suites, and25 suites uniquely designed for residents needing care for memory impairment.

LOW-INCOME HOUSING TAX CREDITS (LIHTC)
Edgemark utilizes the federal lihtc to develop new affordable housing, as well as to enhance existing properties through acquisition and rehabilitation. Using low income housing tax credits we can purchase existing properties and renovate them to provide exceptional housing for low income residents.
RENTAL ASSISTANCE DEMONSTRATION (RAD)
Edgemark uses HUD’s Rental Assistance Demonstration (RAD) Program, which was established to preserve and improve affordable housing. RAD allows us to convert, existing, short-term affordable housing units to long-term, project-based section 8 rental assistance contracts. During the conversation process, we combine, private debt and equity, which is used to address the significant physical and financial needs of the property.
NEW LOCAL AND FEDERAL ASSISTANCE PROGRAMS
Edgemark continuously explores and utilizes new federal and local assistance programs to develop affordable housing. We build partnerships with government agencies, community organizations, and other stakeholders. These partnerships bring new expertise and resources that enable us to generate creative strategies to enhance and develop affordable housing.

Edgemark takes a comprehensive approach to develop new housing projects such as assisted living facilities and other housing developments for vulnerable populations. We careful select site for our projects with an emphasis on factors such as access to public transportation, proximity to healthcare facilities, and community amenities. We continuously evaluate our housing developments to ensure that they are meeting the needs of residents and make improvements as necessary.
